Imora: a complete platform developed by NextAura
Imora (imora.es) provides services to homeowners' associations and businesses in Madrid: concierge, cleaning, maintenance, gardening, swimming pools and security. It needed to move away from a mix of spreadsheets, emails and phone calls towards a tool designed around the way it actually works.
The platform, developed by NextAura, is made up of four parts that share the same data:
- ERP and intranet for the team: clients, quotes, invoices, incidents, staff rotas and working-time records
- Client portal: each community or business sees its services, quotes, invoices and incidents, and manages residents, keys and doors
- The «Vecino Imora» app, which keeps residents informed and lets them report incidents
- The «Gestimora» app for staff: clocking in, work orders, expenses and holidays
Where community management usually breaks down
For most property management firms the problem is not a lack of software but the fact that their tools do not talk to each other. A leak is reported by phone, scribbled on a notepad, forwarded by email to the plumber, and two days later the community president rings again to ask what is happening. Multiply that by dozens of buildings and the office spends its day answering questions instead of managing.
A well-designed system centralises information, alerts whoever needs to act and lets each party check progress for themselves. Fewer calls, fewer mistakes and a full history to fall back on when the annual meeting comes round.
What we can build for your firm
No two firms are alike, so we start from the way you work. These are the components we are asked for most often:
- Incident management with photos, statuses, assigned contractors and automatic notifications
- Portal for presidents and owners with minutes, accounts, notices and documents
- Meeting preparation: notices of meeting, agendas and distribution of minutes
- Tracking of payments and outstanding bills, connected to your management software
- Your own app for residents or for maintenance and concierge staff
- Quotes and invoicing with templates and client approval
AI automation for everyday work
Many of the questions a property manager receives are the same every week: when the service charge is collected, who to call if the lift breaks down, where to find the minutes of the last meeting. An AI agent connected to your documents and to the platform can answer them on WhatsApp or through the portal, log an incident when needed and hand over to a person whenever a case calls for it.
We also automate internal tasks with tools such as n8n: sorting supplier invoices, extracting data from documents or sending reminders. The aim is to free your team for the work that genuinely needs judgement.
Personal data and security
A property management firm holds data on hundreds of owners: names, addresses, phone numbers, bank details and sometimes sensitive information about arrears or disputes. We design systems with role-based permissions, access logs and backups, with the GDPR and Spain's data protection act (LOPDGDD) in mind. If the platform handles invoicing, we prepare it for the requirements of Spain's Verifactu system and anti-fraud legislation.
